Residential sales down q-o-q
- In the last quarter of 2025, the city registered housing sales of 11,642 units, down 16% q-o-q, while full-year sales fell marginally by 2.5% y-o-y. However, Q4 sales were the lowest in 12 quarters, indicating a softening of momentum across most submarkets.
- The North-East submarket led residential sales in Pune in Q4 2025, with a 25% share, followed by the North-West and North submarkets. The North axis clusters benefitted from proximity to Pune’s commercial ecosystem and value-driven offerings.
New launches down by 12% q-o-q
- New launches declined by 12% quarter-on-quarter, the lowest in five quarters. On a full-year basis, launches were up 11.5% y-o-y. In Q4, except for the Prime Central submarket, all other submarkets saw a quarterly decline in launch activity.
- The North-East submarket accounted for 26% of Q4 2025 launches, followed by the North submarket with a 20% share. The INR 10–15 million price category recorded the highest number of new launches.
Capital values increase y-o-y
- Overall capital values increased marginally by 1.1% q-o-q and 6.1% y-o-y. The North-West and North submarkets recorded stronger quarterly price growth, with the North benefitting from robust sales that supported the upward movement in values.
- Average rental values remained unchanged during the quarter but recorded a marginal 2.8% year-on-year increase, driven by rising demand for rental accommodation in residential corridors located near major office hubs.
Outlook: Residential market likely to remain resilient
- North-East, North-West and North Pune submarkets are set to lead market activity, supported by available land parcels, new infrastructure and proximity to key commercial hubs like Hinjewadi, Balewadi/Baner and Kharadi, boosting development appeal.
- Price growth is expected to accelerate, underpinned by robust homeownership demand. The INR 10–30 million price categories are projected to see strong sales volumes, due to buyer interest in both mid-range and high-end residential properties.
