Overall sales marginally up q-o-q; annual sales at a three-year low
- Demand for residential units was mostly stagnant q-o-q in Q4 2025. However, full-year sales were down by 14.8% y-o-y, signaling a cautious approach from buyers amid rising prices and high-priced inventory overhang.
- Navi Mumbai led quarterly sales (34.5%), followed by Eastern Suburbs and Thane. For the full year as well, Navi Mumbai maintained its dominance (34%), followed by Thane (15.1%) and East Suburbs (14.9%), highlighting these growth corridors’ appeal.
Amid a cautious approach by developers, launches in 2025 are lowest in four years
- New launches in Q4 2025 totaled 12,503 units, reflecting an 8.1% q-o-q decline and a substantial 20% y-o-y decrease, demonstrating developer caution amid prevailing market conditions.
- Navi Mumbai accounted for the highest share of new launches at 27.1%, followed by East Suburbs (17.0%) and Thane (12.6%). INR 15-30 million price bracket recorded the highest share at 36% of launches, followed by INR 10-15 million (19%).
Capital values continue to grow at a measured pace
- Capital values posted steady gains of 2.0% q-o-q and 5.9% y-o-y, as developers balanced price increases with market absorption capacity. Navi Mumbai led annual price growth with 7.4%, supported by the inauguration of Navi Mumbai International Airport.
- Rents improved 2.3% q-o-q across the overall market, with Thane and West Suburbs II recording the highest rental growth.
