Residential sales ticked up modestly q-o-q
- The city recorded a 7% q-o-q sales increase in Q2 2026, though the 13% y-o-y decline underscores persistent headwinds from elevated costs and buyer hesitancy amid geopolitical and IT sector uncertainty.
- The North-East submarket led residential sales with a 26.3% share, followed by North at 25.5%. North-East benefited from office sector growth in eastern Pune, while North leveraged its strategic NH48 connectivity to attract homebuyers.
New launches down y-o-y
- In Q2 2026, the North submarket dominated new launches with a 45.1% share, followed by the North-West and South-West at 20% and 18.6%, respectively. The North submarket continues to be the top choice for developers and buyers due to its strategic location.
- The North submarket emerged as the clear leader in Q2 2026 launches with 5,643 units, a 20% q-o-q increase, solidifying its position as Pune’s most active residential market for new launches.
Capital values up y-o-y
- Overall capital values increased marginally by 1.4% q-o-q and 5.9% y-o-y. This growth reflects steady demand from end-users in established residential clusters, supported by limited new supply and improving infrastructure connectivity.
- Rental values rose 3.3% y-o-y citywide, with growth concentrated in residential corridors near office hubs and college campuses, where working professionals and students are driving steady demand.
Outlook: Uncertainty and rising material costs to keep sales range-bound
- North Pune is poised to dominate near-term residential activity, driven by infrastructure upgrades and expanding commercial presence. The INR 10–15 million price segment is gaining traction as the sweet spot for buyer demand.
- Wagholi, Manjri and Dhanori are emerging as prime residential development destinations, benefiting from the spillover effect of established office hubs in Kharadi and Viman Nagar, coupled with competitive land prices.
