Chennai residential sales reach an eleven-quarter high

  • Chennai’s residential demand surged in Q2 2026, reaching an eleven-quarter high, while H1 2026 recorded 26% y-o-y growth. Buyers continued to shift from plotted developments to apartments amid declining availability of the former.
  • The Southern submarket, including Pallavaram and Sholinganallur, accounted for most sales, followed by the Western submarket. The Premium submarket saw an 82% y-o-y increase, albeit from a low base, followed by the Southern Suburbs with 11% y-o-y growth.

Chennai launches recalibrate after 2025 high, Southern and Western suburbs lead

  • Q2 launches were up 7% q-o-q, though H1 2026 saw a 13% decline versus the prior year. After a strong 2025, the market saw a slight realignment due to new environmental regulations and approval delays, with the Southern suburbs most affected.
  • Southern and Western suburbs led launch activity, collectively representing 78% of new units. Key Q2 launches included Casagrand Zodiac, Casagrand Highcity Phase I and Casagrand Ventra, reflecting continued developer focus on these high-demand corridors.

Rising sales drive capital values upwards; rents also edge up moderately

  • Housing rents edged up 5.6% y-o-y. Even as demand for completed, quality housing properties remains healthy, rental growth has remained largely range-bound.
  • Capital values surged 13.2% y-o-y on strong sales activity through H1, with premium clusters such as Mount Road, Perungudi and Nungambakkam commanding higher pricing due to strategic locations and well-developed social infrastructure.

Outlook: Sustained momentum in the residential sector is expected in the near term

  • The housing market is expected to see sustained growth beyond core clusters, driven by commercial office expansion in suburban locations. This is creating new opportunities for developers to launch projects across a wide price range.
  • Rents and capital values are expected to rise in the medium term, supported by Metro Phase 2, which will connect suburban locations with the core city and key office and retail hubs.
