New project launches in Q2 2026 spur an increase in demand

  • Ho Chi Minh City’s high-end apartment market recorded approximately 1,204 successful transactions in Q2 2026, driven by both newly launched supply and remaining stock from prior quarters.
  • Ho Chi Minh City’s RBL market absorbed over 3,682 units in Q2 2026, primarily driven by investors attracted to the Vinhomes Saigon Park’s competitive pricing strategy.

High-end apartment supply remains stable, while a new Vingroup’s project in Northern HCMC drives a significant increase in RBL supply

  • Ho Chi Minh City’s high-end apartment market welcomed 1,116 new units in Q2 2026, primarily from the Eastern precinct, namely The 9 Stellars Alpha Residence and The Privé Phase 2, and the Southern precinct (Phu My Hung NUA), namely The Regency và The Sculptura.
  • RBL supply in Ho Chi Minh City’s market recorded 4,119 new launches in Q2 2026, the majority of which came from the Global Park zone of the Vinhomes Saigon Park project in Hoc Mon suburban area.

Developers adopt cautious pricing strategies due to interest rate pressures

  • Primary prices in the high-end apartment increased modestly by 2.6% q-o-q to USD 5,335 per sqm, driven by high-priced new projects developed by Phu My Hung. Y-o-y growth slowed to 5.1% as market sentiment remained cautious amid persistent interest rate pressures.
  • Primary RBL prices reached USD 2,724 per sqm GFA, representing a decrease of 12.4% q-o-q and 45.2% y-o-y, attributed to substantial new supply from Vinhomes Saigon Park’s competitive selling prices.

Outlook: Flexible payment policies are expected to help demand recover in 2026 against macroeconomic headwinds

  • The market anticipates supply of approximately 9,600 high-end apartments and 11,200 RBL units throughout 2026, with notable projects being developed by leading developers including VinGroup and Masterise Group.
  • Amid rising interest rates, flexible payment policies sustain demand by appealing to cautious buyers, as sentiment shifts from short-term speculation to prioritizing projects with long-term, fundamental value.
