Residential sales display some moderation q-o-q
- In Q1 2026, the city saw sales momentum moderate by 5.2% q-o-q, attributable to rising costs and a more cautious approach adopted by buyers amidst uncertainty. Sales were also down 14.2% y-o-y.
- The North-West submarket led residential sales with a 25.9% share, followed by the North at 24.3%. Both submarkets benefit from proximity to commercial hubs and the Mumbai–Pune Expressway, with competitive pricing driving sales activity.
New launches up 5% q-o-q
- In the first quarter of 2026, the North submarket dominated new launches with a 33% share, followed by the North East and North West at 27% and 18%, respectively. The North submarket continues to be the top choice for developers and buyers due to its strategic location.
- In terms of growth, the North submarket recorded a substantial q-o-q increase of 77%, the highest among all submarkets. It was followed by the North East and South West, while all other submarkets recorded a decline in new launches.
Capital values up y-o-y
- Overall capital values increased marginally by 1.4% q-o-q and 6.0% y-o-y. The North-East and North submarkets recorded stronger annual price growth, with the North benefitting from robust sales, supporting the upward movement in values.
- Rental values across the city recorded a modest 2.2% y-o-y increase. Among submarkets, the North and North-East benefited from proximity to major office hubs and college clusters, registering rental growth of 3.4% y-o-y and 2.9% y-o-y, respectively.
Outlook: Residential sales expected to remain range-bound, with downside risks amid uncertainty and elevated costs
- The northern part of Pune is positioned to lead near-term market activity, supported by ongoing infrastructure development and a strengthening commercial ecosystem. By segment, the INR 10–15 million category is emerging as the preferred choice among buyers.
- Hinjewadi, Tathawade and Dhanori are emerging as prime residential development destinations due to competitive land prices, planned infrastructure development and thriving commercial ecosystems.
